   Ik ben wel benieuwd inderdaad wat erin staat. Kennelijk heeft SPG geen plannen om via KLEP Europa in te stappen, maar focussen zich op de thuismarkt. Misschien verkopen ze KLEP om met de opbrengst US flag ships van URW te kopen? Opbrengst is plm. EUR 850 mln, dus daar kom je niet zo heel ver mee.

   However one point regarding Klepierre and the European sector implication :
   A question that needs to be asked is who is the buyer of the SPG notes ... Is there ONE buyer or are there many buyers... In theory if one buyer, who is it ? And what is SPG doing with the money received.
   
   Just for the purpose of theory : Could in theory for instance URW be interested in Klepierre ? And if yes, is SPG by any chance using the proceed to make an offer on US assets of URW ? This is a theoretical and provocative hypothesis and probably nonsense, but can we at this stage exclude it ?
   
   Anyways, after giving it a second thought, despite Klepierre being more expensive than URW, maybe Klepierre is still interesting if one believes the theory of one whatever buyer of the notes to hold...
   
   I am not saying there is... Just brainstorming... What do you all think ? Could there be one buyer ?

   Who the buyer or buyers of the note is respectively are remains unknown currently, It could be French insurers/pension funds that want to have exposure to mainly French real estate.
   
   That URW will be a buyer of the note can be ruled out according to me as I do not see what the value of a stake in Klepierre would bring URW. As mentioned earlier I however do see URW buying ECP's flagships at relatively high niy's through a public bid on the outstanding shares together with PE.
   
   Of course SPG can be a buyer of URW's flag ships, but as David Simon is a clever business man I do not think URW will agree to his price proposal for the well performing flagships (Century City/UTC) at this moment. SPG however can be a candidate URW wants to sell NY trade centre to, as this CBD asset requires a new strategy in order to solve the 30% vacancy. URW can decide to spend its time and money on the remaining flag ships with vacancy below 10% and to offer Simon a discount on this land mark asset.

   Interesting thoughts above. NYC Center makes total sense and I agree that he could upgrade it and URW would have it out of its way... Interesting...
   
   SPG in its half year investor call made also comments that they like luxury brands like LVMH and here are also 3-4 flagships (in California, New Jersey) that have LVMH and Hermes stores and other luxury boutiques. You are right also that Mr Simon is probably a good negotiator and that URW wants a good price ... However one can't rebuild the flagships so if SPG wants them he needs to offer a good price...

    Je suis plus ou moins trilingue(my french just at a modest B2-level, English at C1), et j'ai mélangé NL/FR ;-)

    (Boursier.com) — De vastgoedsector blijft deze woensdag opvallen, zoals Unibail-Rodamco-Westfield, dat nog eens 1,5% won tot 50,40 euro. Het compartiment heeft onlangs geprofiteerd van de versoepeling van de obligatierente na het besluit van de Federal Reserve om het monetaire beleid te handhaven en de opmerkingen van president Powell die als 'gematigd' voor de toekomst worden beschouwd...
    
    Volgens de laatste opinies van analisten begon Jefferies de berichtgeving over URW met een 'koop'-advies en een koersdoel van 70 euro. Het vastgoedbedrijf had eerder geprofiteerd van de verhoging van zijn jaarlijkse richtlijnen, evenals van een 'boost' van Oddo BHF, dat zijn waardeadvies verhoogde naar 'outperform' door zich te richten op een prijs van 55 euro.
    
    Teruggave van het dividend?
    
    De door het bedrijf gepubliceerde cijfers voor de eerste negen maanden van het jaar weerspiegelen de voortzetting van het herstel na de gezondheidscrisis, dat nog steeds zeer goed georiënteerd is en een organische groei van 11,5% joj in de brutohuuropbrengsten omvat. met de trend die in de eerste helft werd waargenomen, en een goed vermogen om inflatie door te berekenen aan de huurders. Voor 2023 rekent URW nu op een aangepaste recurrente winst per aandeel (AREPS) gelijk aan "minstens 9,50 euro", gegeven een zeer goede operationele prestatie over 9 maanden... Bovendien zou de herinvoering van een dividend in 2023, als onderdeel
    van een optimistisch maar nog niet centraal scenario, vormen een katalysator voor de stand van begin 2024, vooral afhankelijk van de waardering van de activa eind 2023 en de desinvesteringen die tegen die tijd zouden kunnen worden uitgevoerd...
